The latest care home sale is near book value (2% discount), but it is small and extrapolating it to the whole Care Home portfolio may distort the picture. Gross proceeds are SEK679m (€60m) with an annual rental of SEK38m; this gives a yield of 5.6%. Our analysis assumes a yield of 5.3% on the Swedish Community assets, but Elder Care is only part of this portfolio. Assisted living and residential homes are likely to offer slightly higher margins.
